Ms. Mejias liked the South Slope fixer-upper （修繕が必要な家）for its design potential. But while the idea of renting out the second unit was appealing, Mr. Peñas concluded that “it’s not a good idea to live in the same place as your tenants（借主）.” And they weren’t keen on （～に熱中しない）the highway noise in front.
They loved the Windsor Terrace house with the garage, but Mr. Peñas deemed（みなした） it too expensive. “He was the one with the head on his shoulders, and I had the vision,” said Ms. Mejias, who studied graphic design.
The Windsor Terrace rowhouse was just the right size, with the right kind of layout（間取り）: Visitors and music students could enter the basement without walking through the house.
The couple offered $1.2 million — $100,000 below the asking price — after the inspection （検査）revealed various defects（欠陥）, including old lead （鉛の）water pipes and termite （シロアリ）damage in the basement beams.（梁-はり） They held firm and closed at that price last fall.
